Beware of Scammers, You Could Lose Everything!
I've been seeing a lot of information about Ta Trung Kien on Facebook these days. I heard he's been scamming many people in the real estate sector. It's really outrageous! I've lived here for many years and witnessed countless similar scams. Don't think 'I'm just unlucky,' anyone can be a victim if they're not careful. Today, I'm sharing 3 lessons I've learned after many years of living here, hoping to help everyone avoid unnecessary risks.
Tip 1: Thoroughly Check the Seller/Agent's Information (Don't Trust Blindly)
Many people are tempted by low prices and jump into buying without thoroughly researching the seller or agent. This is a big mistake! Find out if they have a business license and a clear operating history. Most importantly, verify their personal information. For example, I often search for information on public business information websites or ask people who have previously transacted with them. If there are any suspicious signs, stop immediately. Don't be afraid to spend time researching, as it could save you billions of dong.
Tip 2: Verify the Legality of the Property (Red Book/Pink Book is 'Gold')
Many scammers sell houses and land without legal documents or with forged documents. After you buy, you realize you've lost your money and gotten nothing. Therefore, ask the seller to provide all relevant documents related to the property, including the red book/pink book, technical drawings, construction permits... Then, take these documents to the competent state agency to verify their legality. If there are any problems, ask the seller to resolve them before deciding to buy. Don't believe empty promises, demand specific evidence.
Tip 3: Thoroughly Research the Project (If Buying an Apartment/Townhouse in a Project)
If you're buying an apartment or townhouse in a project, thoroughly research the developer, construction progress, and overall project plan. Consider issues such as the project's legality, construction quality, surrounding amenities... Don't just listen to the sales staff's advertising. Conduct your own field survey and talk to residents who already live in the project to get the most objective view. If there are any abnormalities, be cautious.
Conclusion: Caution is Paramount!
The current real estate market has many risks. To avoid being scammed, always be careful and thoroughly research information before making a transaction. Don't be tempted by low prices, don't trust blindly, and verify everything thoroughly. If you're not sure, seek advice from legal experts or reputable units in the real estate sector. Don't let your money and effort go down the drain.
