Are you looking for a 'true' investment?
To be honest, finding a property that offers both stable cash flow, a good location, and potential for appreciation isn't easy amidst the plethora of real estate options. Many people chase 'promising' projects, forgetting that the most important thing is consistent monthly income.
The good thing is...
I recently reviewed a townhouse on Phan Xich Long Street, Phu Nhuan District. 95 billion VND for an 8x16m, 6-story building currently leased as a food street. The current lease agreement generates 170 million VND/month. Hearing this number, many will immediately think of profit, but I look at more than that.
Location: No debate
Phan Xich Long is one of the most famous food streets in Saigon. The area concentrates many restaurants, eateries, and cafes, especially snacks and drinks for young people. The foot traffic is extremely high, especially in the evenings and on weekends. Frankly, this is a 'hotspot' for foodies.
Cash Flow: Stable and potentially increasing
170 million VND/month is a pretty good number compared to the general level in the area. But what I like more is the stability of the cash flow. Food streets usually have high occupancy rates and are less likely to be vacant. In addition, if you can renovate the facade, upgrade facilities, or lease out portions with different terms, the cash flow can definitely increase.
Development Potential: More than just dining
The Phan Xich Long area is increasingly developing, not only in terms of food but also in other services such as spas, fashion, and entertainment. If you have vision, you can turn this building into a small commercial center, combining dining, shopping, and entertainment. Or, simply, you can sublease portions to different brands.
Things to consider
Real estate investment always comes with risks. Before deciding to 'pull the trigger', you need to carefully check the following factors:
- Lease Agreement: Carefully review the terms, duration, renewal conditions, and any penalties.
- Legal Status: Ensure the building has full valid documents and no disputes.
- Financial Capacity: Carefully calculate your ability to repay debt, cash flow, and incidental expenses.
- Market: Thoroughly research the local real estate market, development trends, and competing projects.
I often advise my clients not to just look at immediate profits. Look at the big picture, assess the risks, and make a sober decision. Buying and holding, waiting for prices to rise is one way to play, but investing to create a stable cash flow is a sustainable way to play.
